This is a First Amendment to the Declaration of Covenants, Conditions, Restrictions, Assessments, Charges, Servitudes, Liens, Reservations and Easements for Ashler Hills Ranch, a planned community (likely a single-family-home HOA) in Phoenix, AZ. The amendment updates a few rules and corrects the original declaration. It does NOT contain the full rulebook; the original declaration and any other amendments still apply.
- Community name: The association's name was changed from 'Ashler Hills Ranch' to 'Ventana'.
- Annual assessments: The maximum annual assessment for fiscal year 2001 was set at $600. After January 1, 2001, the Board may increase the maximum annual assessment each year by up to 10% of the prior year's assessment without a vote of the members.
- Architectural review: The committee formerly called the 'Design Review Committee' is renamed the 'Architectural Committee.' Its approval is required for any communication line or system improvements on lots or common areas after the developer phase ends.
- Communication easements: Easements are created over lots and common areas for installing, repairing, and maintaining communication lines and systems (including fiber optic and digital) by the developer, utility companies, or other service providers. Improvements must be approved by the Architectural Committee (or initially by the developer).
