This document is the full set of covenants, conditions, and restrictions (CC&Rs) that bind all owners, residents, and tenants.
- Leasing & rentals: Leases must be in writing for a term of at least 30 days. Owners must provide tenant names and contact info to the association before occupancy. Tenants must agree to follow all governing documents.
- Architectural review: Most exterior changes visible from neighboring property require prior written approval from the Architectural Review Committee. Exceptions include in-ground pools and swing sets under 8 feet in rear yards, but these must still follow Design Guidelines. The ARC may charge a fee and has 30 days to act (deemed disapproved if no response).

Exceptions: signs required by legal proceedings, political signs (size/number may be regulated), residence identification signs (ARC-approved), and one 'For Sale' or 'For Rent' sign (size/format prescribed by ARC). - Home businesses: Business activities are allowed inside a home if not detectable from outside (by sight, sound, or smell), comply with zoning, do not involve customer visits or solicitation, and are consistent with residential character. Leasing is not considered a business.
- Window coverings & exteriors: Window coverings visible from neighboring property must be permanent (drapes, blinds, etc.) within 60 days of occupancy. No foil, sheets, or reflective materials without ARC approval. All exterior changes must maintain harmony with the community.
