This declaration establishes the rules for lot ownership, voting rights, assessments, architectural control, use restrictions, and maintenance obligations that bind all future owners.
- What you own & maintain: You own your individual lot and are responsible for maintaining it; the Association maintains and insures all common areas funded through your assessments. Your ownership includes an easement of enjoyment in the common areas, though the Association can temporarily suspend that right if you fail to pay assessments or violate rules (infractions max 30 days), except you always retain reasonable access to your lot.
