Cachet at Las Sendas is a condominium community in Phoenix, AZ — you own your unit individually and share ownership of common elements, which the association maintains and insures. The community is part of the larger Las Sendas master-planned community with additional rules from the Master Declaration. This document is the primary rulebook for all unit owners.
- Residential use & home businesses: All units must be used exclusively for residential purposes. Limited home businesses are allowed if they are not detectable from outside, use no more than 20% of the unit's floor area, and meet other conditions; leasing a unit is not considered a business.
- Pets: No more than two domestic pets (dogs, cats, household birds, or other generally recognized household pets) per unit; the board may allow more on a case-by-case basis. Pets must be leashed (max 6 ft) outside, and owners must clean up feces immediately. No structures visible from outside.
- Leasing & rentals: Leases must be for at least 30 days and cover the entire unit. Written leases must state they are subject to the condominium documents. Unit owners must notify the association of lease start/end dates and occupant names.
- Parking & vehicles: Street parking is prohibited (designated fire lanes). Residents must park only in their assigned garages. No trucks, trailers, campers, boats, or inoperable vehicles may be parked or repaired on the property. Guest parking is allowed only in driveways to the extent not obstructing sidewalks. Garages must be kept closed except when entering/exiting.
- Exterior modifications & signs: No signs visible from outside without board approval (except legal-required signs). Antennas, satellite dishes, and window coverings affecting exterior appearance require board approval. No basketball goals. No reflective materials on windows. Patio/balcony furniture and floor coverings must be approved.
- Maintenance responsibilities: The association maintains all common elements and limited common elements (including exterior walls, roof, sprinkler systems). Unit owners maintain the interior of their units, the interior of their garages, and daily cleaning of patios/balconies. Townhome owners maintain the rear yard and interior of yard walls.
- Assessments: Common expense assessments are allocated equally among all units (1/9 share each initially, adjustable if more units are added). The association can levy special assessments with board approval of more than two-thirds of votes. Assessments secure a lien on the unit.
