You own your individual lot and residence; the association maintains common areas and enforces strict design and use restrictions through an architectural committee. This 1998 declaration established a tiered voting structure (the builder retains extra votes initially) and detailed approval requirements for nearly every exterior change.
- What you own & maintain: You own your lot and residence; the association maintains common areas and has the right to inspect your lot (except completed home interiors). You're responsible for maintaining your landscaping, trees, shrubs, lawn, and buildings in good condition; the association may maintain additional landscaping/improvements on your property if the Board agrees in writing that it's in your best interest.
- Architectural review: Nearly all visible exterior changes require prior written approval from the architectural committee — including landscaping, antennas, satellite dishes, roof equipment (solar, coolers, AC, ventilation), utility lines, patios, decks, fences, walls, exterior paint, and any structural alterations. The committee takes no responsibility for engineering, zoning compliance, or building codes; decisions are final, but owners may appeal to the Board.

All vehicles must be parked in garages, carports, or designated areas — no overnight street parking, no construction or repairs on-site, and no inoperable vehicles allowed visible.
- Pets: Only a reasonable number of domestic house or yard pets are allowed and must not make excessive noise or become a nuisance. No structures housing animals may be visible from neighboring property. The Board determines what constitutes a 'reasonable number' and whether a particular animal is an approved pet or a nuisance.
- Single-family residential use only: All lots are restricted to single-family residential use — no gainful occupation, profession, trade, or non-residential business is permitted on the property. Owners may lease their lots to a single family and must notify the association of the lease term and lessee name.
- Voting rights & membership: Owners become members automatically upon purchase; Class A members (all owners except the builder/Declarant) have 1 vote per lot. The Declarant initially held Class B membership with 3 votes per lot, converting to Class A on the earliest of: 180 days after Class A votes exceed Class B votes, Declarant's written waiver, or January 1, 2020.
