What Prairie King Condominium Association's governing documents say
Prairie King is a condominium community in Sun City, Arizona (Lots 291–340, Unit 22)—you own your individual unit and share an undivided interest in common elements governed by a Board of Management. The text is a series of amendments to the original CC&Rs, with rules covering property maintenance, pets, exterior improvements, and sales, culminating in a 2023 restated version that defers to current Arizona condominium law.
- What you own & maintain: You own your unit and an undivided interest in the common elements. Owners are responsible for maintaining electricity, plumbing, utilities within their units, and roof shingles, gutters, and downspouts attached to their unit.
- Leasing & rentals: Leasing of units is prohibited as of December 31, 2001—no lease or rental of any unit is permitted.
- Pets: Maximum of two house dogs, two house cats, or one dog and one cat per unit. No livestock, swine, reptiles, poultry, pigeons, chickens, ducks, or turkeys are allowed.
- Fences & hedges: Front-yard fences must be set back from the front property line. Side and rear fences are limited to 6 feet in height; hedges are limited to 3 feet in height.
- Property sales: Sellers must notify the Board in writing of a proposed sale, whether through owner, real-estate agent, or property manager. Sellers must provide the purchaser with copies of all governing documents and arrange a pre-closing meeting with the Board.
- Governance: The Board of Management consists of 3–7 members elected annually for 2-year unpaid terms. Board decisions require a majority vote; the Board may appoint replacements if a member leaves office, and those appointees serve until the next annual election.
- What this document doesn't cover: This is a series of amendments and a restated CC&R, not the original declaration. Key details on fees, architectural review procedures, and other rules may reside in the original document, bylaws, or rules and regulations referenced but not fully reproduced here.
