This declaration of covenants, conditions, and restrictions applies to all lot owners and residents. It establishes an architectural committee, assessment obligations, and rules for land use, parking, pets, and property maintenance.
- Architectural review: All exterior improvements, alterations, landscaping, and changes in color or materials require prior written approval from the Architectural Committee. The committee has sole discretion to approve or deny based on aesthetic and suitability criteria.

- Maintenance: Owners must keep buildings in good repair and adequately painted. If an owner fails to maintain the exterior after 30 days' notice (or immediately in emergencies), the association may make repairs and charge the owner, including interest and attorney's fees.
