Membership is automatic upon lot purchase; you'll be bound by architectural rules, use restrictions, and annual assessments that fund common area upkeep, with voting rights tied to lot ownership.
- What you own & maintain: You own your lot and any structures on it, and you're responsible for maintaining your unit, landscaping, fixtures, heating/cooling equipment, and windows. The association maintains the designated common areas (Tracts) and can enter and restore your lot if you fail to maintain it adequately (after giving you 30 days' notice).
- Use restrictions: The property is limited to single-family residential use only—no business, commercial, professional, or rental-office activities except a home office. No temporary structures, trailers, tents, or movable buildings are allowed; all structures must be new construction.
