What Carino Canyon's governing documents say
Carino Canyon is a homeowners association (HOA) for a subdivision of 113 detached single‑family lots in Scottsdale, AZ. This declaration binds all owners to use their lots only for single‑family living, pay annual assessments, comply with architectural and other use rules, and maintain their property. It applies to homeowners, not renters directly, but renters must follow the same rules.
- What you own & maintain: You own a lot and the single‑family residence on it. You must maintain your lot and home; the association maintains the common area tracts (A through N). No further subdivision of lots is allowed.
- Leasing & rentals: Leases must be in writing for a minimum of 30 days, cover the entire residence and lot, and comply with the declaration. No short‑term rentals under 30 days.
- Pets: Dogs, cats, and common household pets are allowed but not for commercial breeding or in unreasonable numbers. Pets must be leashed or fenced, and no pet structure may be visible from neighboring property.
- Architectural review: Any exterior change (construction, painting, landscaping, etc.) requires prior approval from the Architectural Committee. If the committee does not act within 60 days of a complete application, approval is deemed granted.
- Parking & vehicles: Vehicles must be parked in garages or driveways; no overnight on‑street parking. Large vehicles (over 222" long, 75" tall, 84" wide), recreational vehicles, boats, and trailers are prohibited except for guest vehicles parked up to 7 days in any 6‑month period. No vehicle repairs or inoperable vehicles.
- Assessments & fees: Annual assessments start at a maximum of $350 per lot (as of first sale) and can increase annually by 5% or CPI, whichever is greater. Special assessments require a 2/3 vote of members. Delinquent assessments accrue 12% interest, late fees, and a lien on the lot. A transfer fee is charged to each new owner.
- Use restrictions & signs: Lots are for single‑family residential use only; no commercial activity except home businesses allowed by Scottsdale zoning. Signs are limited to one small for‑sale/for‑rent sign (5 sq ft max), one identification sign (80 sq in max), and builder signs. No noxious or offensive activities; windows must have permanent treatments within 30 days of occupancy.
