Chateau De Ville is a 16-unit condominium community in Phoenix, AZ — you own your unit and share the common elements. The association's bylaws and rules govern daily life, with a strong emphasis on owner occupancy and limited leasing. The board of governors manages the property, and owners have significant voting power over assessments and rules.
- What you own & maintain: You own the space inside your unit's perimeter walls (including paint and floor coverings). The association maintains general common elements like foundations, exterior walls, roofs, and shared plumbing/electrical lines. Repairs to lines accessible from inside the unit are generally your responsibility.
- Leasing & rentals: Renting is strongly restricted. Units must be owner-occupied; leases are only allowed by hardship exemption (max 6 months, no more than 2 concurrent exemptions per owner). Owners who purchased before Dec 10, 1997 and were renting at that time are grandfathered to continue leasing until the unit sells. Leases require the same procedures as sales, but no preemptive right to lease.
- Pets: Pets require board permission. You may keep no more than one dog, cat, or household pet. If the pet causes a nuisance, damage, or noise, it must be permanently removed within 3 days of written notice. Pets must be leashed in common elements.
- Assessments & fees: Monthly assessments are divided equally among the 16 units. Special assessments are also divided equally. Assessments cannot be raised or special assessments levied without approval of 12 co-owners. Late fees: $10 if more than 10 days late, plus an additional $30 if more than 30 days late, plus 10% interest and collection costs.
- Board & voting: The board has 3 governors elected by owners, staggered 18-month terms. Owners have one vote per unit. Two of three governors decide board actions. - Sales & preemptive rights: Before a sale, the seller must provide copies of governing documents and the buyer must sign an affidavit of intent to occupy. Other owners have a preemptive right to buy the unit on the same terms within 10 days. Contracts in the name of a buyer 'or nominee' are void.
