Christown Villas Condominium is a 28-unit condominium community in Phoenix, AZ. You own your unit's interior; the association maintains common elements and shared amenities (pool, playground, parking). Residences are for single-family use, defined as a group of persons related by blood, marriage, or adoption, or up to three unrelated persons per unit.
- Single-family residential use & occupancy: Units may only be occupied by a single family: persons related by blood, marriage, or adoption, OR up to three unrelated persons. No nonresidential use is permitted, though limited home businesses are allowed if they don't disturb neighbors or create traffic.
- Pets: No more than two dogs per unit, regardless of size or weight. Pets must be kept on a leash (max 6 feet) outside the unit and must not create noise or odor. No pet structures may exceed the height of backyard walls. The board may adopt stricter rules on pet size/number.
- Modifications & architectural review: Any structural or exterior modification requires prior written board approval. The board will decide within 45 days of a complete application; if not approved in writing, it is deemed disapproved. The board may require a security deposit and insurance. Nonstructural interior changes not affecting mechanical systems or visibility from outside do not need approval.
- Parking & vehicles: The board may assign parking spaces to units. Only family vehicles are allowed (e.g., cars, pickups under 1 ton, SUVs, motorcycles). No recreational vehicles, boats, trailers, or commercial trucks. Parking restrictions may be changed by the board.
- Back yard limited common elements: Only Units 116 and 118 have private walled back yards (Limited Common Elements). Those yards are for the exclusive use of those units and are subject to the same modification rules. No other units have exclusive outdoor space.
- Common expenses & assessments: All common expenses are split equally among the 28 units (3.57142% each). The board may levy annual and special assessments, and may impose enforcement assessments for violations. Assessments are secured by a lien on the unit.
