The community imposes detailed restrictions on construction, architecture, landscaping, and vehicle parking, plus annual assessments funding common-area upkeep.
- What you own & maintain: You own your lot and single-family residence; the HOA owns and maintains common areas (landscaped tracts, roads, signage). You're responsible for keeping your lot clean and in good condition.
- Home construction & size requirements: Homes must be 2,400 square feet minimum living area, newly constructed (no relocations), with a minimum 2-car enclosed garage. Roofs must be tile, wood shake, or HOA-approved materials.

- Landscaping requirements: Each lot must have a Committee-approved landscape plan and be landscaped within 3 months of construction. Certain lots (46, 64, 69, 70, 75, 76, 81) must extend landscaping onto adjacent common-area tracts at their own cost.
- HOA assessments & fees: Annual assessment was capped at $300 until January 1, 1999; after that, it can increase up to 5% or the Cost of Living Index annually without a vote, or more with a two-thirds member vote. Delinquent assessments accrue 12% interest and may be enforced by lien or lawsuit. The HOA can suspend your voting rights and recreational-facility access for unpaid assessments.
