What City Crest's governing documents say
City Crest is a condominium community in Phoenix, AZ — you own your individual unit and share ownership of the building's common elements. The association maintains the common areas and handles master insurance, funded by equal per-unit assessments. The rules apply to unit owners, residents, and their guests.
- What you own & maintain: You own the interior of your unit (walls, floors, ceiling finished surfaces) and must maintain it. The association maintains all common elements and most limited common elements, except exterior doors, windows, and certain fixtures that you must maintain.
- Occupancy & residential use: Units are for residential use only. No more than 5 persons may occupy a unit without board approval. Home businesses are allowed only if not visible or audible from outside, comply with zoning, and don't create a nuisance.
- Pets: You may keep up to two domestic pets (dogs, cats, or household birds) per unit. Pets must be leashed outside the unit, cannot relieve themselves on common elements, and must not be a nuisance. The board may impose additional rules on size or weight.
- Leasing & rentals: Leases must be for the entire unit for a minimum of 30 days — no short-term or vacation rentals allowed. All leases must be in writing and subject to the condominium documents. You must notify the association of the lease term and occupant names.
- Parking & vehicles: Parking is limited to assigned garages and designated common area spaces. No trucks, trailers, campers, boats, or commercial vehicles may be parked on the property except in your garage. Vehicles over 7 feet tall cannot park in the garage. Inoperable vehicles are not allowed.
- Alterations & exterior changes: Nonstructural interior changes do not require board approval, but structural changes or any alteration visible from the exterior must be approved in writing by the board. No window coverings, antennas (except small satellite dishes), or signs may be installed without board approval.
- Assessments & fees: Each unit pays an equal share (1/28) of common expenses. The board sets the budget and can increase assessments. Special assessments require approval by two-thirds of unit owners. Delinquent assessments accrue interest and are secured by a lien.
- Rules & enforcement: The board may adopt and enforce rules. Nuisances, offensive activities, and unlawful uses are prohibited. The association may tow vehicles in violation, and unit owners are responsible for damage caused by their negligence or misconduct.
