Villas on Roma Condominiums is a 7-unit condominium community in Phoenix, AZ. You own your individual unit and share ownership of the common elements. The association maintains common areas and carries master insurance, funded by per-unit assessments equal among all units.
- Residential use & home business: All units must be used for residential purposes only. Home businesses are allowed if they are not detectable from outside the unit, conform to zoning, don't involve client visits or solicitation, and are consistent with residential character.
- Leasing & rentals: You may lease your entire unit, but not for less than 30 days. Leases must be in writing and subject to the governing documents. You are responsible for your tenant's compliance, and you must notify the association of the lease start/end dates and tenant names.
- Pets & assistance animals: You may keep a reasonable number of typical house pets, but no more than 2 dogs per unit, each weighing 40 pounds or less. Dogs must be leashed (max 6 feet) when outside your unit and may not relieve themselves on common elements. Assistance animals are not subject to these restrictions.

- Signs, antennas & window coverings: No exterior signs without Architectural Committee approval, except one political sign up to 24x24 inches within 45 days before or 7 days after an election. Satellite dishes and antennas require approval unless prohibited by law. Window coverings visible from outside need approval; reflective materials are banned.
