- Residential use & home businesses: Lots must be used for single-family residential purposes only. Home-based businesses are allowed if they are not visible or detectable from outside, do not involve routine employee visits, and comply with zoning.

- Assessments & fees: The association levies annual and special assessments. Nonpayment creates a lien on the lot. Fines may be imposed for violations, including up to $250 for late landscaping, plus $50 per day after 300 days for initial landscaping non-compliance.
