What Crescent Butte's governing documents say
Crescent Butte is a standard single-family home HOA in Phoenix, AZ. This declaration governs all lots and common areas, binding owners, tenants, and residents. It establishes an association with an architectural committee and sets rules for property use, maintenance, and assessments.
- Architectural review: Exterior changes visible from neighboring property need prior written approval from the Architectural Committee. Approval is automatic if no response within 30 days. A fee may be charged for review.
- Residential use & business: Each lot must be used as a single-family residence. Home-based businesses are allowed only if not detectable from outside, comply with zoning, and don't create nuisance or traffic.
- Pets: No more than two domestic pets (dogs, cats, or small birds) allowed per lot. They must be confined to the owner's lot or leashed (max 6 ft) when off-property. Waste must be removed immediately.
- Parking & vehicles: Commercial vehicles, trucks over 7 ft height or 18 ft length, boats, campers, and inoperable vehicles cannot be parked where visible from neighboring property or streets. - Leasing & rentals: Leasing is permitted subject to all project documents. Tenants have the right to use common areas during lease term; owners lose those rights while leased. No minimum lease term specified in this declaration.
- Assessments: Annual and special assessments are levied per lot. Nonpayment creates a lien and can lead to suspension of common area use (if more than 15 days delinquent) and towing of violating vehicles.
