What Crossings at Amber Ridge's governing documents say
Crossings at Amber Ridge is a standard single-family-home HOA in Phoenix, AZ — you own your lot and the house on it, and the association maintains shared common areas and enforces community rules. This declaration applies to all owners and occupants.
- Architectural review: Any exterior improvement or landscaping visible from neighboring property requires prior written approval from the Design Review Committee. Decisions are made within 60 days, and failure to respond is deemed disapproval. The committee can grant variances and charge review fees.
- Leasing & rentals: No lease for less than 30 days. An owner may only lease the entire lot, not a portion. The owner is responsible for tenant compliance with all HOA rules.

- Parking & vehicles: Only private passenger automobiles or pickup trucks up to 1 ton capacity, 84 inches tall/wide, and 228 inches long may be parked on driveways or in garages. No boats, RVs, trailers, commercial vehicles, or inoperable vehicles may be kept on the property except inside a fully enclosed garage. No vehicle repairs outside a garage.
- Landscaping & maintenance: Owners must landscape their lot within 90 days of purchase and maintain it, including public right-of-way areas. Landscaping plans need committee approval. The owner must repair or reconstruct a damaged dwelling unit within 18 months.
- Assessments & fees: Annual assessments are levied equally per lot, with a maximum annual increase tied to CPI or 20% (whichever greater). Special assessments require 2/3 member vote. A working capital fee of 1/6 of the current annual assessment is due upon purchase. Transfer fees may also be set by the Board.
- Home businesses: Limited business activities are allowed in a dwelling unit as long as they are not detectable from outside, comply with zoning, do not involve solicitation, generate no customer traffic, and are consistent with residential character.
- Signs: Only two small address signs (max 72 sq in each), one 'for sale' or 'for lease' sign (max 5 sq ft), and signs required by legal proceedings are allowed. Developer signs are also allowed during construction/sales.
