Desert Canyon is a standard single-family homeowners association (HOA) in Phoenix, AZ — a planned community where you own your lot and home, and the association maintains common areas and enforces rules. This document governs all owners, occupants, and tenants.
- Design & architectural review: Any exterior changes (landscaping, paint, solar panels, antennas, fences, etc.) require prior approval from a Design Review Committee. Variances may be granted. Modifications must not be visible from neighboring properties unless specifically allowed.
- Landscaping & maintenance: Owners must landscape their lot within 90 days of purchase and keep it free of debris. Repair damage from fire or other causes within 8 months. Driveways must be concrete, garages used only for parking/storage, and garage doors kept closed except for entry/exit.
- Pets & animals: Only a reasonable number of common household pets (set by board rules) are allowed, kept as domestic companions only. No livestock, poultry, or animals that create a nuisance.
- Leasing & rentals: Leases must be for the entire lot and for a minimum of 30 days. Owners are responsible for tenant compliance with all HOA rules.
- Vehicles & parking: Cars must be parked in garages or driveways; no boats, RVs, trailers, or inoperable vehicles may be kept outside a fully enclosed garage. No vehicle repair on driveways.
- Assessments & fees: Annual assessments are set by the board, initially $15/month per lot (1994), and can increase annually by CPI or up to 10% without membership vote. Special assessments require 2/3 member approval. Assessments are a lien on the lot.
- Signs & advertising: Only one 'for sale' or 'for lease' sign (max 5 sq ft) and two small address signs are allowed per residence. All other signs visible from neighbors are prohibited.
- Nuisances & prohibited uses: No activity causing excessive noise, odor, dust, or hazard. No commercial businesses on lots (except home businesses not visible or disruptive). Trash must be in covered containers, no burning.
