The community is governed by strict architectural controls, landscaping requirements, and use restrictions designed to preserve neighborhood appearance and property values.
- What you own & maintain: You own your individual lot and any structures on it; the association owns and maintains the common areas and private access ways, funded by member assessments.
- Assessments and fees: Initial maximum annual assessment is $360 per lot; increases are capped at the greater of CPI or 10% without a member vote. Initial purchasers pay a nonrefundable one-sixth of the annual assessment as a working capital contribution. Assessments delinquent 15+ days accrue monthly late fees and become a lien on the property.
- Architectural review requirements: Prior written approval from the Architectural Committee is required for virtually all exterior work—construction, alterations, landscaping, fencing, storage structures, antennas, flagpoles, and gazebos. Committee decisions are final with no recourse to owners.
- Front yard landscaping: Must be installed within 90 days of purchase and must include one 15-gallon tree, five 5-gallon plants, ground cover, and underground irrigation. Hard-scape items (concrete, brick, stone, planters, walls) also require Board approval.
- Permitted use and home business: All lots must be used exclusively for single-family residence. Limited home-based business is allowed only if not visible or detectable from outside the home, complies with zoning, involves no visitor traffic, and does not threaten security or safety.
- Vehicles and parking: No vehicles over 3/4-ton, mobile homes, trailers, or boats can be visible from neighboring property; all vehicles must be parked in garages, driveways, or backyards. Exception: 3/4-ton or smaller pickup trucks with camper shells under 7 feet, or mini-motor homes under 7 feet tall and 18 feet long, if used regularly for transportation. No vehicle construction or repair in front yards; violations can result in towing at owner's expense.
- Pets and animals: A reasonable number of generally recognized house or yard pets are allowed but cannot make unreasonable noise or become a nuisance. Structures for animal care must not be visible from neighboring property.
- Restrictions on visible items and signage: No exterior clotheslines, trash containers (except when collection-ready), signs, inoperable vehicles, or unsightly materials may be visible from neighboring property. Basketball goals must be positioned on the interior of the lot or driveway and painted to match the house. Flagpoles are limited to 20 feet height and may display only US or Arizona flags.
