The Declaration enforces architectural review, use restrictions, and community standards through an appointed committee during the development phase, then through elected members once development completes.
- What you own & maintain: You own your lot and single-family dwelling; the Association maintains common tracts, the perimeter wall, entry gates, and mailbox facilities. You must keep your dwelling's exterior in good repair and properly painted.
- Assessments & fees: Base annual assessment starts at $900/lot. Increases are capped at the greater of inflation or 15% per year without owner vote. - Restricted uses & activities: Single-family residential use only; no business, commercial, or professional activities (except the developer's model homes during sales). Garage doors must be kept closed except for vehicle access. No clotheslines, mineral exploration, or lot subdivisions allowed.
- Party wall maintenance: Owners sharing a party wall split construction and repair costs equally, unless one owner requests a different surface treatment (then bears the extra cost). If damage is caused by one owner's negligence, that owner pays for repairs alone.
