This is the Condominium Declaration for Entrada at Quintero Golf & Country Club, a master-planned community in Phoenix, AZ. You own your individual unit and share ownership of common elements. The community is also governed by a Master Association (Quintero Community Association) which may impose additional rules and assessments. The document applies to all unit owners and residents.
- What you own & maintain: You own the interior of your unit (walls, floor, ceiling) and are responsible for maintaining your unit and any limited common elements allocated to you (e.g., garage, utility lines serving only your unit). The association maintains the common elements, exterior surfaces, and carries master insurance.
- Use & occupancy restrictions: Units may only be used as single-family residences. No business or commercial activity is allowed unless it is not detectable from outside and does not involve customer visits. Timeshares are prohibited. The board may limit occupancy based on unit size and fair-share use of common elements.
- Leasing & rentals: Units may be rented to single-family tenants subject to association rules. The owner must provide the tenant with the governing documents and deliver a signed receipt to the association within one week of occupancy. No minimum lease term is stated, but timeshares are prohibited.
