- What you own & maintain: You own the interior of your unit (including balcony) and must maintain it at your own expense. The association maintains all common elements (roofs, stairs, landscaping, etc.) and carries insurance for the building and common areas. If you cause damage to common elements or other units through negligence, you must pay for repair.
- Leasing & rentals: Leases must be in writing, for a minimum term of 30 days, and cannot be for transient or hotel purposes. You must lease the entire unit (not just a room) and deliver a copy of the lease to the association. The lease must state it is subject to the declaration and bylaws.
- Common expenses & assessments: Each unit pays an equal share of common expenses. The board sets the annual budget and may increase monthly assessments at any time.
