You own your individual lot and residence, but the community is governed by Freeman Farms Homeowners Association, which maintains common areas and enforces architectural standards, use restrictions, and maintenance requirements funded by assessments on all lots.
- What you own & what the association maintains: You own your individual lot and residence; the association owns and maintains the common areas (open spaces, tracts identified on the plat), boundary walls, and certain other improvements on lots. The association carries master insurance on these shared elements.
- Architectural review & approval: All construction or exterior modifications require prior written approval from the Design Review Committee. The committee has 45 days to act; if you demand a decision and it doesn't disapprove within 30 days, approval is deemed granted. You must start construction within 90 days of approval or the committee can revoke it. A review fee is charged, which may include professional consultant costs.

- Pets & animals: You may keep a reasonable number of dogs, cats, parakeets, or similar household birds as domestic pets only. Dogs must be confined to your lot or kept on a leash not exceeding 6 feet. The Board determines what "reasonable number" means and its decision is final. You must immediately remove dog waste from common areas.
- Assessments & liens: The association levies regular assessments on all lots for common area maintenance and administration, plus special assessments as needed. Non-payment creates a lien on your property, which the association can foreclose to collect the debt.
- Lot maintenance & enforcement: You must maintain your lot to the community's established maintenance standard (or the prevailing standard if none is set). The association can enforce compliance, remedy problems itself, and bill you for the cost. Violations include improper maintenance, unsightly conditions, rubbish, debris, odors, and noise.
- Design Review Committee control: While the developer (Declarant) owns any lots in the community, it controls who sits on the Design Review Committee and can restrict the committee's actions.
