Chandler Heights is a standard single-family homeowner association (HOA) in Gilbert, AZ. Each lot is limited to one single-family residence. The HOA is governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs) that establish rules for lot use, architectural control, and maintenance. The CC&Rs are enforced by an Owners Committee composed of all lot owners (excluding applicants for review or violation).
- Architectural review: Any exterior construction, alteration, or repair must be approved in writing by the Owners Committee. Plans must be submitted; if not approved or disapproved within 30 days, approval is deemed granted. The Committee can deny based on aesthetic or harmony with surroundings.
- Minimum building requirements: Each lot must have a single-family residence of at least 3,500 square feet of livable space (excluding porches, garages, carports, patios), no more than two stories above ground. All structures must be new construction.
- Setbacks & boundaries: No structure within 20 feet of the back or side lot boundary. Homes must be at least 50 feet from the center of the Roadway (174th Street).
- Use & nuisance: No commercial or retail use. No noxious or offensive activity. No burning of trash.
- Pets: Domesticated dogs, cats, horses, mules, and other household pets and livestock are allowed in reasonable numbers, provided they are not bred or maintained for commercial purposes.
- Signs & vehicles: Only one name/address sign up to 9"x30" and one temporary "for sale" sign allowed. No abandoned/inoperable vehicles visible from neighbors or road. No parking of heavy equipment, motor homes, boats, or trailers on lots.
- Maintenance obligations: Lot owners must maintain the outside face of perimeter walls, repair structural damage promptly, and maintain landscaping including citrus tree borders. The Owners Committee may step in and charge the owner if they fail to do so after notice.
- Lot division & easements: No lot may be subdivided into smaller lots. A 20-foot utility easement exists along the south boundary of each lot for irrigation pipelines. Owners cannot obstruct drainage easements.
