Hallcraft Villas West Seven is a 179-unit condominium project in Phoenix, Arizona established in 1972 — you own your individual apartment unit plus an undivided share in common areas and facilities, which the association maintains and funds through monthly assessments.
- What you own & maintain: You own your unit's interior and finished surfaces (walls, plaster, paint, flooring finishes). You do not own the undecorated perimeter walls, utility lines serving multiple units, or the building structure itself—these are shared and maintained by the association. You're responsible for all internal repairs: water, gas, electricity, sewage, telephone, AC, doors, windows, and sanitary fixtures.
- Monthly assessments: All owners must pay monthly assessments determined by the association, calculated pro rata based on the value of your unit. Assessments cover communal expenses including liability insurance, fire/hazard insurance, maintenance of common areas, parking, private sewers, water lines, and private drives. You cannot exempt yourself by refusing to use common areas.
- Leasing & rentals: Short-term rentals are prohibited—leases must run at least 30 days, and rentals cannot include customary hotel services (room service, maid service, furnished laundry, bellboy services).
