The Villas at Cordoba Condominiums is a 100-unit condominium community in Phoenix, AZ. You own your individual unit and share the common elements (hallways, grounds, etc.) with other owners. The association maintains the common areas, carries master insurance, and levies assessments on all units. This document is the full condominium declaration that sets out the rules for owners, residents, and tenants.
- Residential use & home businesses: Units must be used for residential purposes only. Home businesses are allowed if they are not detectable from outside the unit (no noise, smell, or exterior signs) and comply with zoning. Leasing a unit is not considered a business.
- Pets: No more than two 'Permitted Pets' per unit—defined as a dog, cat, or household bird. Pets must be leashed when outside the unit, and owners must immediately clean up feces. The board may adopt rules on pet height/weight only with member approval.
- Leasing & rentals: You must lease your entire unit (no partial rentals). Leases must be in writing and include a provision that the tenant follows all documents. No subleasing or assignment allowed. You must give the association the lease start/end dates, tenant names, and a contact number at least 10 days before the lease begins.
- Parking & vehicles: No trucks, trailers, boats, RVs, or campers may be parked outside garages. Inoperable vehicles and repairs (except emergencies) are prohibited. Each unit may have an assigned parking space as a limited common element.

- Assessments & fees: Common expenses are assessed equally per unit (1/100th share). Special assessments require a 2/3 vote of owners. A working capital fund equal to two months' assessment is paid by each purchaser. A transfer fee is charged when a unit is sold.
- Maintenance & repairs: The association maintains all common elements (including patio walls). Unit owners maintain their unit interiors and limited common elements such as exterior doors, windows, and patios. Owners are liable for damage caused by their negligence.
- Declarant rights: The developer retains special rights (e.g., to appoint the board, expand the condominium, and use common areas for sales) during the 'Period of Declarant Control,' which ends 90 days after 75% of units are sold to non-declarant owners, or 4 years after the last unit sale.
