Centura West is a single-family home subdivision in Phoenix, AZ, governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs). These rules apply to all lot owners and are intended to protect property values. This document covers building standards, land use, and architectural control, but does not establish a homeowners association or impose regular assessments.
- Building & lot use: Lots are limited to single-family residential use. Only one residence per lot, max two stories, with minimum ground floor area of 800 sq ft (one-story) or 600 sq ft (multistory). Setbacks: front 25 ft, sides 7 ft (3 ft with open carport and storage), corner lots side 10 ft. Garages or carports limited to two cars.
- Architectural review: All new construction, alterations, fences, or walls must be approved in writing by an Architectural Control Committee before starting. Plans and specifications must be submitted; if no decision within 30 days, approval is deemed given. Committee members are named in the document.
- Fences & walls: No solid fence, wall, or hedge over 3 ft high in front of the main building. Side and rear fences/walls can be up to 6 ft high. Corner lots cannot have fences over 3 ft that block visibility.
- Pets & animals: No animals, livestock, or poultry except dogs, cats, and other household pets kept for non-commercial purposes.
- Vehicles & storage: No abandoned or inoperable vehicles visible from other lots or streets. No temporary structures, trailers, tents, or shacks used as residences.
- Signs & nuisances: Only one commercial sign per lot, max 5 sq ft, advertising the property for sale or rent. No noxious or offensive activities. Trash kept in sanitary containers; no dumping.
- Duration & enforcement: The covenants run with the land for 35 years, auto-extending every 10 years unless amended or revoked by majority of lot owners (one vote per lot). Violations may be enforced by any lot owner, and the prevailing party can recover attorney fees.
