Village at North Glen (Tolleson, AZ) is a planned community of attached homes (townhomes) governed by a homeowners' association. This document contains the full set of covenants, conditions, and restrictions (CC&Rs) that bind all owners, residents, and tenants. It describes what owners own and maintain, common area responsibilities, architectural controls, and use restrictions.
- What you own & maintain: You own your Lot and the Residential Unit on it. Your responsibility includes interior maintenance, windows and doors. The Association maintains the roof, exterior walls, party walls, decks/patios/balconies, landscaping on your lot that was initially landscaped by the developer, and all common areas (including fire sprinklers and parkways).
- Architectural review: Any exterior change to your property—including construction, painting, landscaping, fences, solar panels, antennas, window treatments, and play structures—must receive prior written approval from the Architectural Committee. The Committee has 45 days to respond to applications.
- Leasing & rentals: Leases must be in writing, for a term of at least six months, and cover the entire Lot. Tenants must comply with all governing documents. Owners must notify the Board within 15 days of a lease starting and remain responsible for any tenant violations.
- Pets: Only a reasonable number of common house or yard pets are allowed. Pets must be leashed at all times outside, cannot create a nuisance, and droppings must be removed immediately. No structures for pets visible from neighboring property. Assistance animals (service, support, therapy) are exempt from these restrictions.
- Parking & vehicles: No vehicles with payload over 2 tons, mobile homes, boats, trailers, campers, or similar equipment may be parked where visible from neighboring property or common area. Permitted vehicles must be parked in the garage; street and common area parking is restricted. No inoperable vehicles or major repairs on the lot.
- Home businesses & residential use: Each Lot is for single-family residential use only. Limited home-based businesses are allowed if not detectable from outside (no signs, noise, or traffic), no door-to-door solicitation, and no overnight lodging (e.g., bed-and-breakfast). Leasing does not count as a business.
- Signs: Signs visible from neighboring property are generally prohibited except: small identification signs (max 72 sq. in. each, up to 2), signs required by law, and approved for-sale/for-lease or open-house signs. Political signs are allowed per state law.
