Southglen I is a single-family home community in Tolleson, AZ, governed by an HOA. This document is a 2005 amendment to the main CC&Rs, enacted by the developer while it still controlled two-thirds of the lots. It does not set all the community rules—only adds a one-time fee for new home purchases.
- Reserve account fee at purchase: Each buyer of a lot must pay a one-time reserve account assessment at closing, currently $300. The HOA board can increase the fee by up to the greater of 10% per year or the CPI increase, though it has no obligation to raise it. This money stays unused until after the 'Transition Date'.
- Transition Date: The reserve fee requirement applies only until the Transition Date, which is the earlier of: (a) when Class A (homeowner) votes exceed Class B (developer) votes, (b) the developer gives up its Class B membership in writing, or (c) December 31, 2024. After that date, the board may decide whether to continue collecting the fee.
