What Hawes Manor's governing documents say
Hawes Manor is a planned single-family residential community in Phoenix, AZ. Owners of lots are automatically members of the homeowners association, which manages common areas and enforces the rules. All lots are subject to architectural review, landscaping requirements, and restrictions on use, pets, vehicles, and leasing.
- What you own & maintain: You own your lot and the dwelling on it. You must maintain lawns, plantings, and the exterior of your home. The association maintains common areas, private streets, and some party walls.
- Architectural review: Any exterior changes, including landscaping, color schemes, fences, and additions, require prior written approval from the Design Review Committee.
- Permitted uses: Lots are for single-family residential use only. Home businesses are allowed if not visible or audible outside, no employees outside the household, and no customer visits.
- Pets: Only domestic pets allowed, no more than 100 pounds each (except service animals). No commercial breeding. Pets must not be a nuisance.
- Parking & vehicles: Vehicles must be parked in garages or driveways, not on streets. No inoperable vehicles, boats, trailers, or vehicles over one ton may be visible from neighboring property or common areas.
- Leasing & rentals: You may lease your entire dwelling to a single-family tenant, but guests (non-tenants) may not stay more than 30 days per year. No employee may live on the lot.
- Assessments & fees: All lots pay annual assessments, which can increase up to 20% per year without member vote (more for insurance, taxes, or utilities). Special assessments require 2/3 vote if no Class B membership exists. A transfer fee is due from non-initial purchasers.
- Signs & antennas: Signs are limited to one for-sale/lease sign (max 432 sq in) and one identification sign (max 72 sq in), both subject to approval. Outdoor antennas visible from neighbors require approval.
