What Knoell North's governing documents say
Knoell North is a standard single-family home subdivision in Phoenix, AZ, governed by a Declaration of Restrictions recorded in 1973. It applies to all owners of Lots 1–192 in Knoell North Nine Unit 1. The rules focus on residential use, building standards, and property maintenance, and run with the land.
- Permitted use: All lots are restricted to single-family residential use only. No business, commercial activity, church, hospital, nursery, or similar use is allowed. No structure may be used for residential purposes other than one detached single-family dwelling and a private garage.
- Building & construction standards: Minimum ground floor area of 300 square feet (excluding open porches, garages). Front setbacks at least 20 feet, side setbacks 7 feet (10 feet on corner lot street side). Any structure requires prior written approval from an architectural committee. No building may be moved from another location.
- Lot use & maintenance: No livestock (horses, cows, sheep, goats), poultry, rabbits, or swine. No inoperable or abandoned vehicles visible from other lots or streets. Trash must be kept in sanitary containers; no dumping. No fence or planting that obstructs sight lines at specified corners. No individual water or sewage system without county health department approval.
- Signs: Only one professional sign of no more than one square foot, one 'for sale' or 'for rent' sign of no more than five square feet, or builder signs during construction and sales period are allowed.
- Duration & amendments: Restrictions run with the land until January 1, 2003, and automatically renew for successive 10-year periods unless a majority of lot owners votes to change them.
