The declaration binds all unit owners to detailed use restrictions and maintenance responsibilities.
- Unit ownership and maintenance: You own your unit's interior finishes, appliances, and flooring; the association maintains the building exterior, roof, structural elements, utilities, and common hallways. First-floor owners must landscape fenced backyards within 90 days of taking possession and submit plans to the Architectural Control Committee within 30 days.
- Leasing and rentals: Leases must run a minimum of three months; short-term and vacation rentals are not permitted. All leases must comply with condominium rules, and tenant breaches can be treated as lease defaults.
