Villa Pettita Condominiums is a 48-unit condominium community in Phoenix, AZ — you own your individual unit plus a 1/48th undivided interest in the common areas. The association manages and maintains the common elements and enforces the rules set out in this Declaration of Condominium.
- What you own & maintain: You own the interior of your unit (bounded by interior finished surfaces of perimeter walls, floors, and ceilings) and appurtenant patio and parking space. The association maintains the common areas, including building structures, parking areas, and recreational facilities. Owners are responsible for maintenance of air conditioning/heating units serving only their unit.
- Pets: No more than one dog or one cat per unit. Other usual household pets like birds may be kept. Breeding, raising, or keeping other animals is prohibited. The board may require removal of objectionable pets.
- Leasing & rentals: Leases must be for a term of at least 30 days — transient or hotel-style rentals (under 30 days or with hotel services) are prohibited. Leases must comply with the Declaration and association rules.
- Parking & vehicles: No trailers, campers, commercial vehicles (except sedans and standard pickup trucks used for business with unobtrusive signage), inoperable cars, boats, or off-road vehicles may be parked on the property except temporarily or in an enclosed garage/carport designated by the board. No vehicle repair on the property.
- Signs: ‘For sale’ or ‘for rent’ signs are allowed only in locations designated by the board. No other signs visible from outside without board or architectural committee approval.
- Assessments & fees: Annual assessments are set by the board and paid in 12 monthly installments. Special assessments may be levied with a 2/3 vote of each membership class. Unpaid assessments accrue 18% annual interest and become a lien on the unit.
- Use restrictions: Units may be used only for single-family residential purposes — no trade or business (except model home/sales office by declarant). No nuisances, noxious activities, or anything that increases insurance rates. No exterior clotheslines. Power equipment and car maintenance require board approval.
