North Central Rose Lane Village Condominium is a 24-unit condominium community in Phoenix, AZ, created by a 1972 Declaration of Horizontal Property Regime. You own your individual apartment unit and a share of the common areas (including a swimming pool, parking, and patios), with the association managing the property and setting assessments.
- What you own & maintain: You own the space within your unit's perimeter walls and the interior finished surfaces. The association maintains the common areas and facilities (land, roof, exterior walls, parking, pool, utilities). Each unit also has a restricted common area (a parking space and patio) assigned for your exclusive use.
- Leasing & rentals: Leases must be for at least 30 days; transient or hotel-style rentals (less than 30 days or with hotel services) are prohibited. Otherwise, owners may rent their units, subject to the declaration and association bylaws.
- Assessments & liens: The association levies assessments (monthly and special) for common expenses. Unpaid assessments become a lien on the unit, prior to all other liens except property taxes and first mortgages. The association can foreclose on the lien and seek a money judgment.
