What Velda Rose Patio Manor Two's governing documents say
Velda Rose Patio Manor Two is a condominium (horizontal property regime) in Phoenix, AZ. You own your individual unit plus an undivided share of the common elements, which the association maintains and insures. The community consists of 20 units across 5 lots, with restricted common areas such as parking spaces and dedicated heating/cooling spaces.
- What you own & maintain: You own the interior space of your unit (walls, floors, ceilings) and an undivided 1/20 interest in the general common elements. The association maintains and manages all exteriors, roofs, landscaping, parking, and recreational facilities. Interior maintenance and repair (including termite control) is your sole responsibility.
- Leasing & rentals: Units may not be rented for transient or hotel purposes: no lease under 30 days and no rental that provides customary hotel services (room service, maid, linen, bellboy). Longer-term leases are allowed, subject to all governing documents.
- Pets: Commonly accepted household pets are allowed but may not be bred or kept for commercial purposes. All pets must be on a leash or otherwise restrained when in common areas.
- Assessments & fees: Annual assessments initially capped at $480 per unit, with an automatic annual increase of up to 3% approved by the board. Special assessments require a 3/4 board vote and ratification by 66% of members present at a meeting with a 60% quorum. Assessments are uniform per unit and payable monthly. Delinquent payments bear 8% annual interest and become a lien on the unit.
- Architectural review: Any improvement (building, fence, wall, or other structure) requires prior written approval from the association. Plans and specifications must be submitted; approval is deemed given if the association does not act within 30 days. No changes may increase the original square footage of a unit.
- Use restrictions: Units are limited to single-family residential use. No businesses, noxious activities, or temporary structures. Antennas must not be visible from outside. Signs limited to one 16"x24" 'for sale' or 'for rent' sign displayed from inside a window. Garbage disposal units required; all rubbish must be screened until pickup.
- Party walls: Walls between units are party walls. If damaged by one owner, that owner pays for full repair. If damaged by other causes, the association bears the cost. Disputes are subject to arbitration.
