- Architectural Committee approval & control: The Architectural Committee must approve nearly all exterior improvements—landscaping, fences, paint, roofing materials, and any visible alterations. Approval requires a 2/3 committee vote; if the committee doesn't respond within 30 days of a complete application, it's automatically approved.
- Construction timeline & minimum home size: You must begin construction within 6 months of purchase and complete the main dwelling within 15 months. The minimum fully enclosed living space is 3,200 square feet (excluding garage, porches, and terraces).
