Ville Seville Townhouses is a townhome/attached community in Phoenix, AZ, governed by a homeowners association. These rules and regulations (effective August 15, 2001) supplement the original CC&Rs and address specific maintenance, appearance, and conduct standards. This document is an excerpt — it does not cover all governing restrictions (e.g., lease terms, pet limits, or assessments).
- Parking blocks: If you paint the two parking blocks under your carport, the paint must be white and address numbers must be black in the style on file with the Board. The Board provides paint and number stencils; no other colors or styles allowed.
- Patio maintenance: You are responsible for maintaining your patio area, including all landscaping and removing dead landscaping.
- Seasonal decorations: Seasonal decorations and lighting may not be displayed more than 30 days before a holiday and must be removed within 15 days after. Decorations must be kept in good condition and must not offend neighbors or the Association (as determined by the Board). You are liable for any damage caused by their placement.
- Violations and fines: The Board or Property Manager may send a warning letter by regular mail before sending a certified violation letter. The enforcement process is at their discretion.
- Antennas: Antennas must be installed on the roof or in the patio (if an acceptable signal can be obtained). Prior Board approval is required if the mast exceeds 20 feet or for ham radio use. You are solely responsible for any damages or injury from the antenna or its installation.
- Solar energy systems: Solar energy systems may be installed only in patio areas and require prior Board approval.
- Satellite TV wiring and dishes: Wiring for TV and internet satellite dishes/antennas must be attached to the rear of the unit, securely fastened in a discreet location, and painted to match the unit. Satellite dishes must be installed on the roof or patio (if acceptable signal). You are solely responsible for any damages or injury.
- Lighting fixtures: Front lighting fixtures are the Association's responsibility with four approved fixture choices on file; colored or oversized bulbs (except bug lights) are not allowed. Patio and carport shed lighting is your responsibility (upkeep, repair, maintenance); lighting that disturbs other units must be removed upon Board request. Colored or oversized bulbs (except bug lights) are not allowed in those areas either.
