Cielo Del Sol is a condominium community in Phoenix, AZ, with 11 units. You own your individual unit and share ownership of common elements. The association manages maintenance, insurance, and common areas through assessments. This document is the full rulebook for owners, residents, and tenants.
- What you own & maintain: Each unit includes living space, patio, heating/cooling unit, and garage. You maintain interior surfaces; the association maintains common elements (landscaping, pool, drives). Unit owners are responsible for pest control and for keeping their limited common elements (patios, exterior doors/windows) in good condition.
- Leasing & rentals: Leases must be for the entire unit, to a single family, and for at least 6 months. All leases must be in writing and include a provision recognizing the association's enforcement rights. Owners must provide a copy of the lease and contact info 10 days before move-in, and are responsible for tenant compliance.
- Pets: Only commonly accepted household pets are permitted, not bred or kept for commercial purposes. The board may regulate the number and kind of pets. Pets must be leashed and walked only in designated areas. No other animals or birds without board consent.
- Parking & vehicles: No trucks, buses, vans, trailers, boats, campers, or similar vehicles may be parked on streets or driveways; they must be kept in garages or areas designated by the board. Operating noisy vehicles may be deemed a nuisance. All vehicles must be operated by licensed drivers.
- Signs & exterior displays: No signs except one for-sale sign (max 18"x24") and a rider (max 6"x24") placed in a window. No satellite dishes or antennas without board approval. No high-intensity outdoor lighting without board approval. Window treatments visible from outside must be approved. No metal or plastic awnings.
- Business use: Home-based businesses are allowed only if not detectable from outside, involve no customer visits, and conform to zoning. Leasing a unit is not considered a business.
- Architectural control: Any exterior change (fences, walls, landscaping, painting) visible from neighboring property requires board approval. Plans must be submitted; board has 60 days to respond (approval deemed if no response). The board can reject based on aesthetics or harmony with existing structures.
- Assessments & fees: Annual assessments are set by the board and shared equally among units (1/11th each). Annual increases cannot exceed 20% without 66.6% member approval. Special assessments for capital improvements require 2/3 vote. Late payments incur interest at 10% per month plus costs.
