- What you own & maintain: You own your lot and townhouse, including the interior. The Association maintains the exterior of buildings, common areas, landscaping, roofs, and party walls (except windows and exterior fixtures).
- Party walls: Walls on dividing lines between units are party walls. If damaged by one owner, that owner pays for repair. If damaged by other causes, owners share cost equally. Any alteration requires adjoining owner's consent.
- Architectural review: All exterior improvements, additions, or alterations must be approved in writing by the architectural authority (originally Litchfield Park Properties). Plans must be submitted; approval is deemed given if no response within 30 days.
- Use restrictions: Each lot is for single-family use only. No business, commercial, religious, or institutional use. Pets allowed as common household pets only, not bred commercially. No signs larger than 9" x 36" (except one temporary sale/rent sign up to 5 sq ft). No trucks, buses, trailers, boats, or campers without annual written approval. Garbage must be in covered containers, and clotheslines screened.
- Assessments: Annual and special assessments are levied per lot (1/37 share initially). Initial maximum annual assessment was $360 (1967), adjustable by CPI or by 2/3 owner vote. Special assessments require 3/4 board vote and 66% member approval. Assessments are a personal obligation and a lien on the property, subordinate to first mortgages.
- Insurance: The Association obtains master property and liability insurance for common elements and may insure townhouses unless owners provide proof of their own coverage. Premiums for townhouse insurance are the owner's debt and can become a lien.
- Damage or destruction: If an owner or their guests damage common elements or another unit, the owner must repay repair costs. If the owner fails to repair within 30 days, the Association may do so and charge the owner, which becomes a lien.
- Rights of first mortgagee: First mortgage holders are not personally liable for assessments unless they become record owner. During foreclosure, they may exercise owner voting rights. Acquiring title via foreclosure takes title free of certain liens.
