This Declaration of Covenants, Conditions, Restrictions and Easements (CC&Rs) binds all owners, residents, and tenants and establishes rules for architectural control, property use, leasing, pets, parking, and more.

- Parking & vehicles: Family motor vehicles (standard cars, pickups ≤1 ton, SUVs, etc.) are allowed; commercial vehicles and recreational vehicles cannot be parked on lots or common area where visible from neighboring property. During the Declarant Control Period, vehicles must be parked in the garage if space permits; otherwise in driveway. Overnight street parking for guests is prohibited during that period.
- Residential use & home businesses: All residences must be used as single-family dwellings. Home businesses are allowed only if not detectable from outside and comply with zoning, with limited employee visits and no nuisance. Leasing is not considered a business.
- Signs & flags: Signs visible from neighboring property require Design Review Committee approval, except for certain 'for sale' or 'for rent' signs as permitted by Arizona law (A.R.S. §33-1808). Flags are limited; no more than two at once, flagpole height not to exceed rooftop.
- Garage & storage: Garages must be kept to accommodate at least two cars and cannot be converted to living space. Garage doors must stay closed except when entering or exiting. No vehicle storage (non-operational, covered, or without current tags) is allowed except in a garage.
