North Valley View Unit Three is a standard single-family home subdivision in Phoenix, AZ, governed by a Declaration of Covenants, Conditions, and Restrictions (CC&Rs) recorded in 1983. These rules apply to all lot owners, their tenants, and guests. The document focuses on land use, property maintenance, and homeowner obligations, but does not include any association assessments, board structure, or common area provisions.
- Residential use only: All lots must be used exclusively as residences. No business, trade, or nonresidential activity is permitted on any lot.
- Pets: Only a reasonable number of common house or yard pets allowed, kept as domestic pets only. Dogs and cats must be leashed (max 6 feet) when off the owner's lot and cannot roam at large. Owners must immediately remove pet droppings and prevent dogs from relieving themselves on another lot.
- Parking & vehicles: No mobile homes, motor homes, trailers, RVs, boats, or trucks over 3/4 ton may be parked or stored on any street, sidewalk, front yard, driveway, or unenclosed portion of a lot, unless fully enclosed by a fence or wall.
- Antennas & utility lines: Outdoor antennas extending more than 6 feet above the highest roof point are prohibited. All utility lines must be underground or concealed within buildings.
- Signs: Only one 'For Sale' or 'For Rent' sign per lot, with a total face area of 432 square inches or less, is allowed. No other signs, including political or commercial, are permitted.
- Architectural review: Any exterior alteration, change in color, or addition requires prior written approval from the Declarant (Knoell Bros. Construction) as long as the Declarant owns at least one lot. If the Declarant fails to respond within 60 days of a complete application, approval is deemed given.
- Common walls: Owners of adjoining lots with shared walls share the cost of repair or rebuilding. If damage is caused by one owner, that owner pays. Other damage is shared equally. Modifications to a common wall require written consent from the adjoining owner.
- Nuisances & maintenance: No nuisance (including excessive noise, odors, or unsightly conditions) is permitted. Property must be kept in good repair. Trash containers must be covered and not visible from neighboring property except briefly during collection. Outside clotheslines must not be visible from neighbors. Trees and shrubs must not encroach on sidewalks or streets below 12 feet.
