Northpark Central is a standard single-family home subdivision in Phoenix, AZ, governed by a homeowner association (HOA). These CC&Rs apply to all lot owners and occupants, regulating architecture, land use, rentals, and maintenance. Key features include an Architectural Control Committee, restrictions on leasing (minimum 30 days), and rules on vehicles, pets, and signs.
- Architectural review & design standards: All exterior changes to your lot, including landscaping, fences, and paint colors, must be approved by the Architectural Control Committee. Residences cannot exceed two stories, must have an attached two-car garage, and must have stucco exteriors. Fences must be masonry and no more than 6 feet high; front yard hedges cannot exceed 3 feet. Basketball goals, antennas, and satellite dishes also require approval.
- Leasing & rentals: You may rent your entire lot for a minimum term of 30 days; transient or hotel use is prohibited. All leases must be in writing and state that they are subject to these CC&Rs. You remain jointly liable with your tenant for compliance.
- Use & occupancy restrictions: Each residence must be occupied by a single family (one or more persons related by blood/marriage/adoption, or up to three unrelated persons). Home businesses are allowed only if not detectable from outside. No trailers, tents, or temporary buildings may be used as residences.
- Parking & vehicles: No inoperable vehicles, trucks, campers, boats, or recreational vehicles may be parked where visible from neighboring property for more than 48 hours in any 7-day period. Vehicles over 7 feet tall or 18 feet long, or with commercial signage, are not permitted on lots or streets except in garages. Street parking for guests is limited to 48 hours. Garages must be used for parking, not as living space.
- Pets & animals: Only common household pets are allowed; no livestock, poultry, or reptiles. Pets must be leashed (max 6 ft) when off your lot, and you must immediately remove droppings. Pet structures must not be visible from neighboring property unless approved. The Architectural Control Committee decides if a pet is a nuisance.
- Signs & advertising: No signs visible from neighboring property are allowed except: signs required by legal proceedings, approved residence identification signs, and one approved 'For Sale' sign. All signs must be pre-approved by the Architectural Control Committee.
