Oasis in the Foothills is a single-family home community in Phoenix, AZ, governed by this Declaration of Covenants, Conditions, Restrictions and Easements (CC&Rs). It is part of the larger master-planned community 'The Foothills,' so homeowners also belong to a master association and must comply with its rules. Owners own their lots and homes; the association maintains common areas and handles landscaping in designated Landscape Maintenance Areas.
- Pets: Up to 2 generally recognized house pets allowed without board approval; up to 4 with written board approval. Pets must not be housed outside unsupervised, and noise/odors must be controlled.
- Leasing & rentals: Leases must be for the entire lot and for a minimum term of 90 days. Owners are responsible for tenant compliance with all governing documents.
- Parking & vehicles: Private passenger vehicles may be parked only in garages. Recreational vehicles, boats, trailers, and inoperable vehicles are prohibited except in garages or as designated by the Board. Overnight street parking is allowed only for occasional guest overflow.

- Architectural review & improvements: Any improvement or landscaping visible from neighboring property must be approved by the Design Review Committee. This includes structures, sheds, solar panels, antennas, and basketball hoops. Window coverings visible from outside must be approved color.
- Landscaping & maintenance: The association maintains landscaping in the Landscape Maintenance Area (areas without fences/gates visible from street or auto court), including irrigation and water via master meter. Owners must maintain their own enclosed areas and special use areas (SUAs), and must repair their dwelling within 18 months if damaged.
