It applies to all current and future unit owners, defining the rules for using your property, maintaining your home, and paying assessments.
- What you own & maintain: Each unit is a lot with a residential dwelling; you own the interior and exterior of your home and the land within your lot boundaries (subject to party wall easements). You must maintain the exterior (including repainting per board-approved colors), landscaping, and all improvements on your lot. The association maintains all common elements (e.g., streets, common areas, recreational amenities).
- Leasing & rentals: Units may be leased for any term permitted by applicable law (no minimum set by the document). You must lease your entire unit, not just a part. All leases must be in writing and include a notice that the lease is subject to the community documents. You must notify the association of the lease start/end dates and tenant names.
- Pets: You may keep a reasonable number of generally recognized house pets (as determined by the board). Dogs must be on a leash no longer than 6 feet when outside.
