What Rancho Terrasina's governing documents say
Rancho Terrasina is a single-family homeowners association in Phoenix, Arizona (Maricopa County) consisting of Lots 1–15. These documents are amendments to the original 2004 declaration covering construction standards (2015) and an exit/sale transfer fee (2019). They set minimum home sizes, parking and garage requirements, design consistency rules, and a fee due when a lot is sold.
- Minimum home size & story limits: Your main level must have at least 4,500 square feet of livable area (living space above grade, excluding basements, garages, and patios). If you build a second story, it cannot exceed 25% of the main level's livable area and must be stepped back from the main walls. No exposed exterior wall can exceed 20 feet in height or 60 feet in length.
- Parking spaces & driveways: Each home must have a minimum of 3 parking spaces with garage doors. Driveways are limited to 14 feet wide at the property line, and no more than 2 garage doors can face the street.
- Garage appearance & use: Garage interiors must be kept neat and clean, and garages may be used only for parking vehicles—not for living or recreational purposes without written approval. All garage doors must be finished in stainable wood, with color and design matching your home and surrounding residences.
- Home design consistency (no duplicates): Identical floor plans, elevations, or exterior color palettes cannot repeat within any 3 consecutive homes on the same side of your street. No home can use the same floor plan, elevation, or color as the home directly across the street.
- Sale/transfer exit fee: When you sell your lot, you must pay a working capital fee to the association of up to 0.5% of the sale price, with a maximum of $5,000. The board may increase this up to 2% of the purchase price. Transfers to your living trust or similar estate-planning trusts do not trigger this fee.
