Paradise Resort Travel Trailer Park is a community where you own a lot and place a recreational vehicle (travel trailer, park model trailer, or Class A/C motorhome) as your primary residence. This document is an amendment that updates specific rules about pets, storage sheds, awnings, vehicles, and owner responsibilities; it does not contain the full set of governing rules for the park.
- Recreational vehicles allowed: Only commercially manufactured travel trailers, park model trailers, or Class A or Class C motorhomes are permitted. The vehicle must not exceed 399 square feet or be more than 12 feet wide when deployed. Skirting, wheel sun shields, and fifth‑wheel pins are allowed if they match the vehicle’s exterior design and material.
- Pets: You may keep one dog and one cat, and other domestic animals only if the Board permits, but only on lots designated as the Pet Area (Lots 470‑495 and 500‑584). No animals are allowed on other lots or common areas. Poultry and livestock are prohibited. All animals must be leashed and accompanied by their owner when outside the Pet Area.
- Storage sheds: One storage shed is allowed per lot, no more than 100 square feet of floor space and no taller than the recreational vehicle or awning. The shed must be built of corrugated or flat‑plate aluminum siding in white or pastel colors, placed on a solid concrete slab; wooden floors are prohibited. A ventilation fan may be attached.
- Awnings: A semi‑permanent awning attached to the RV is allowed, not longer than the combined length of the RV and storage shed, not higher than the RV, and no more than 12 feet wide (extendable by 10 additional feet with Architectural Committee approval). A free‑standing awning is also allowed with the same size rules. Metal louvres may be attached per Board rules.
- Setbacks: RVs and storage sheds must comply with all government setback requirements and Board/Architectural Committee rules. No structure may be placed within two feet of a lot’s side boundary or five feet of the rear boundary.
- Garbage & paint: Garbage must be kept in containers that meet legal and architectural rules, and placed to the rear of the RV except on pickup days. The exterior color of any RV or improvement must be standard manufacturer colors and subject to Architectural Committee approval.
- Assessments & maintenance: Annual general assessments are set by the Association and may be collected monthly. Owners are responsible for maintaining their lot, all improvements, landscaping, utility hook‑ups, and repairing any damage to utilities caused by themselves or their guests.
