The community is governed by a Declaration of Covenants, Conditions and Restrictions that runs with the land.
- What you own & maintain: You own your townhouse unit and lot, and are responsible for interior maintenance, individual patios, termite control, and fixtures inside the unit. The HOA provides exterior maintenance (roofs, gutters, exterior surfaces, landscaping) but not glass surfaces. Party walls are shared with neighbors, and repair costs are split proportionally unless caused by negligence.
- Assessments & fees: Initial maximum annual assessment is $360 per lot (can increase up to 3% per year without a vote; higher increases or special assessments for capital improvements require a two-thirds vote of each membership class). Assessments are a personal obligation of the owner and a lien on the property, subordinate to first mortgages.
- Architectural review: No building, fence, wall, or exterior alteration may be started without written approval from the Board or an architectural committee. Plans must be submitted; if no decision within 30 days, approval is deemed given.

- Party walls: Walls built on dividing lines between units are party walls. Repair and maintenance costs are shared by adjoining owners. Disputes go to arbitration. Any owner causing damage by negligence bears the full cost of protection or repair.
