Colvin Park Ranchettes is a single-family residential subdivision in Laveen, AZ, governed by a Declaration of Restrictions recorded in 1966. These restrictions run with the land and apply to all lot owners. The document establishes rules for lot use, building standards, and property maintenance, but does not create a homeowners association or set up any common areas or assessments.
- Land use & residential only: All lots are single-family residential only. No stores, offices, hospitals, theaters, or other businesses are allowed. Lots cannot be subdivided into smaller parcels.
- Building size & setbacks: Each single-family residence must have at least 1,200 square feet of ground floor area. Front wall setback: minimum 30 feet from front property line; side walls: 20 feet; rear walls: 20 feet.
- Fences & hedges: No solid wall or fence over 2.5 feet (or 4.5 feet? text is unclear) allowed within 30 feet of front lot line. No barbed wire within 20 feet of front property line. Side/rear fences max 6 feet. Hedges within 30 feet of front lot line max 3 feet high.
- Animals: Swine, goats, guinea fowl, and geese are prohibited. Allowed: 4 horses, 3 steers, or 4 sheep, but never more than 6 total animals per lot.
- Mobile homes & moved buildings: No mobile homes are permitted. All structures must be new construction; no building may be moved onto a lot from another location.
- Sanitation & sewer: Residential use requires water flush toilets and indoor bathrooms. Until sewers are available, septic tanks must be concrete. Once sewers are available, connections must be made within one year.
- Signs & junk: No advertising signs or billboards, except a single 30x30 inch for-sale or for-rent sign per lot. No old car bodies, junk, or scrap materials stored on lots.
- Duration & renewal: These restrictions were originally effective until January 30, 1986, and automatically renew for successive 10-year periods unless a majority of property owners vote to change them.
