Parklane is a condominium community in Phoenix, AZ — you own an individual apartment unit and share ownership of the building's common elements. The Parklane Homeowners Association maintains common areas, carries master insurance, and sets rules for all residents. This document is the full Declaration of Covenants, Conditions, and Restrictions (CCRs) and Bylaws that govern what living here requires of you.
- What you own & maintain: You own the interior of your unit and are responsible for its maintenance, including painting and decorating (but not changing exterior appearance). The association maintains and repairs perimeter walls, patio fences (exterior), roofs, and common elements. You maintain your patio and all yard work within it.
- Leasing & rentals: No transient tenants are allowed. A copy of any lease must be given to the association within 5 days of effectiveness. Leases must include a provision that tenants will abide by the CCRs, Bylaws, and rules.
- Pets: No more than one household pet per unit unless the limitation is changed by the board. Pets must be restrained by fence, cage, or leash at all times and cannot trespass on common areas or other residences. No animals or poultry may be raised, bred, or kept for commercial purposes.
- Parking & vehicles: Boats and campers mounted on trucks must be covered and parked only in parking spaces — not on streets or common elements. Trucks in excess of 3/4 ton are completely prohibited from parking or standing within the property. No equipment, woodpiles, or storage items may remain in parking spaces or common areas.
- Assessments & fees: Each unit owner pays a monthly assessment determined by the board for common expenses and reserves. Payments are due the 1st of the month and become a lien if not paid within 20 days. Unpaid assessments accrue interest at 8% per annum. The association can foreclose for nonpayment.
- Architectural control: No exterior alterations or improvements may be made without prior written approval from the association. No painting or decorating of exterior portions, including patio fences, without approval. No fences, hedges, or walls may be erected outside the patio area.
- Use restrictions: No rubbish or fire hazards allowed. No clotheslines except within patio area. No planting or gardening outside the patio. No signs except one developer sign. All garbage must be kept in provided receptacles. Apartments cannot be subdivided into smaller units.
