- Land Use Classification: The parcel is classified as Light Industrial Use, permitting uses such as new/used car storage, display, sales, auto service, body and paint shop, employee parking, and incidental dealership activities, subject to architectural review per the Master Declaration.
- Height Limits: Buildings or improvements on the parcel may not exceed 56 feet in height.
- Landscape Easement: A portion of the parcel is designated as a Landscape Easement, reserved as common area for landscaping, drainage, sidewalks, signs, and utilities. The association is responsible for maintaining improvements after installation by the declarant.
- Access Easements: Permanent, non-exclusive vehicular and pedestrian access easements are granted over the Landscape Easement. The parcel owner must construct and maintain all access improvements at their own cost.
